The scope of construction for this project included the following: demolition of the existing office tenant improvements on the first, second, third and fourth floors to shell condition; provide adequate fire-proofing for horizontal control areas; install high-end base building infrastructure to each floor; and add lab tenant mechanical space on the lowest parking and penthouse levels. Although the Structural, MEP and FP where handled on a design build bases, Vivo coordinated with these disciplines to evaluate and develop a solution to integrate the new life science infrastructure into the existing structure, including all mechanical, structural, and acoustical improvements. Vivo worked closely with the team to develop a strategy and layout for all base building and tenant mechanical spaces.


Vivo provided the owner with an interior design package for the Main Lobby, which architecturally provided a new identity for the building. A future Life Science tenant schematic layout was designed by VIVO. Detailed BOMA calculations and floor plans were provided to the owner for rentable square foot analysis.
