5 Burlington Woods, owned by GI Partners, required significant upgrades to accommodate a 60/40 lab-to-office ratio. VIVO’s expertise in life science R&D (Research and Development) requirements and office-to-lab conversions allowed them to take on this project with confidence.


The building lacked suitable loading dock infrastructure, necessitating the addition of a freight elevator. To meet the programmatic goals, the design incorporated multiple speculative lab suites, comprehensive interior lobby and common area renovations, and a suite of tenant amenities, including a grab-and-go café, shared conference facilities, a fitness center, and an outdoor patio. The objective was to deliver a modern life science facility in the suburban Burlington market, offering amenities that surpass those found in neighboring office park buildings. In addition, EV charging stations, upgraded landscaping, bicycle storage and enhanced pedestrian connectivity have been incorporated to meet Town of Burlington’s sustainability requirements.
