74 Middlesex Avenue (74M), developed by Greystar Real Estate Partners, is a 15-story, 465,000 SF Class A R&D lab and office building in the growing life science cluster of Assembly Square. The project connects Assembly Square to East Somerville and provides first-rate amenities to its tenants and the surrounding community.
Greystar is delivering several turn-key spec lab suites, with VIVO designing multi-tenant labs on the fourth floor. The 35,000 SF floor is split into two suites, 25,000 and 10,000 SF, designed for easy conversion to a single-tenant layout. This involved careful planning of adjacencies for both the offices and R&D laboratories, ensuring continuity of functions if the suites are required to be combined in the future.
