The building at 20 Riverside Road in Weston is strategically located near the intersection of US-95 and the Mass Turnpike and is part of a cluster of life-science oriented commercial properties. Home to VIVO designed ModeX Therapeutics and with easy access to hiking trails, golf and other outdoor amenities the building is well poised to attract a variety of companies that focus on biotechnology and innovation. The building amenities include a fitness center and common break room kitchen on the first floor.

Owner Greatland Realty Partners LLC commissioned VIVO to outfit the building’s unoccupied third floor with a series of three spec lab suites of various sizes. With a floorplate area of approximately 32,000 RSF, the suites are designed to offer flexibility and be adaptable to multiple program requirements in addition to being able to be combined into larger suites if required. VIVO worked closely with construction manager Commodore Builders to review cost saving measures and maintain the overall project delivery schedule.

The third-floor elevator lobby was designed and finished as part of the upgrades in a sophisticated palate of navy blues, warm wood tones, and black accessories, inviting the user onto the floor and then seamlessly transitioning them into one of the three suites.  Each suite has a unique set of welcoming finishes in either midnight blues, earthy greens or dusty greys with wood tones and organic textures in the cabinets, countertops, and carpets.  Large decorative pendants add visual interest in the reception while beautiful glass pendants elevate the cafes.  The lab components were kept clean and neutral with a pop of color to accent the walls.  These bold, yet neutral-feeling palates attract potential tenants and allow flexibility to incorporate their own branding.
