Pathway Devens is a multi-tenant campus for advanced manufacturing located on a 45-acre parcel in Devens, MA. With four of the five planned buildings completed, the campus is well under way to deliver 750,000 SF of cumulative flex industrial and research space. The campus is an integral component in the redevelopment of the former Fort Devens military base, which reimagines Devens as a cleantech and biomanufacturing hub to complement and support the state’s existing industries.
With areas ranging from 100,000 to 225,000 SF, and average clear interior heights of 36 feet, the buildings support a wide range of tenant manufacturing needs. High bay spaces are designed to accommodate bioreactors, mechanical mezzanines, heavy industry machinery, and most industrial manufacturing processes. Each building is designed to maximize flexibility, adaptability, and growth, and are delivered with raw interior space, allowing tenants full customization of their space. Buildings 33, 39 and 45 Jackson Road were completed between 2022 and 2024. Building 75 Jackson Road was completed in Fall 2025, with the remaining building at 57 Jackson Road planned to come online in the near future.
The project includes common tenant amenities, such as exterior seating, extensive landscaping, conferencing facilities and a tap room located in a separate building and open to the public. The site also benefits from its proximity to clusters of restaurants, hiking trails and major highways.
